Southwest Florida Market Update – August 2025

As summer winds down, the Southwest Florida real estate market continues to show signs of balance and stability. The August market report offers valuable insight for both buyers and sellers as we head into the fall season.

In August, 1,707 closed sales were recorded across Southwest Florida, holding steady with the same period last year. While sales activity remained stable, new listings declined 9.3%, totaling 2,425 properties.

This trend—fewer new listings coming to market while closed sales level off—has contributed to five consecutive months of declining active inventory. As of August 31, there were 13,196 properties available, and months of supply dipped to 7.4 months, down 23.2% since January. Importantly, this figure remains within the six- to twelve-month range that’s considered a balanced market.
