Drive down Coconut Road from Shadow Wood at the Brooks and you hit Coconut Point in about the time it takes to finish a phone call. Most of the mall looks the way it always has, palm-lined walkways, the lake, the boardwalk. One storefront near the old cinema has seen several tenant changes. As reported by Gulfshore Business, the address has cycled through Lehne Burger, BurgerIM, and Johnny Rockets. A fourth concept, SB Grill, was announced and never opened its doors. Alba's arrival is one recent change in Coconut Point's tenant mix.
That space is now Alba Breakfast & Brunch, the mall's first full-service restaurant open for breakfast, seating guests starting at 7:30 a.m. for French Toast Crème Brûlée, Lobster Eggs Benedict, and Shakshuka. It is a different kind of business from the concepts previously announced or operated there, and its arrival is one example of the tenant changes taking place across the property this year.
Four Names, One Address
That history leaves an open question: can a different format establish itself at the address?
Alba is a bet on a different format for the corner: a sit-down restaurant focused on morning dining. Whether it can become a fixture there remains to be seen.
What's Sticking Around It
A few doors down, the pattern repeats with a twist. The space that used to house Amfora Mediterranean Restaurant and MidiCi Neapolitan Pizza Co. is now Casa Blu, which opened its doors in late November 2025. Casa Blu is not a chain testing the Southwest Florida market. It is a family restaurant founded by the Suárez brothers, Mario, Carlos, and Matias, whose father Carlos opened a restaurant called Michaelangelo in a colonial house in Santa Cruz, Bolivia, nearly 40 years ago. The new Estero location cooks almost everything over open flame, using beef tallow and olive oil exclusively, and the dining room carries photos of three generations of the family on the wall.

That quote appears in Estero Life Magazine's Casa Blu profile, where owner Mario Suárez discusses opening a restaurant in the U.S. The quote reflects Casa Blu's story as a family restaurant. Its opening adds another full-service restaurant to the mall's dining mix.
Next door to Casa Blu, SB Bar took over the former Brass Tap space and opened last fall. Between SB Bar and Casa Blu, that stretch of the mall now has full-service, sit-down concepts, while the old cinema corner now has Alba Breakfast & Brunch.

Nordstrom Rack's grand opening came October 2, 2025, in the anchor box near SuperTarget that had cycled through two previous big-box tenants of its own. Even Talbots' move is a swap in scale rather than substance, the same retailer trading a smaller footprint for a larger one on Fashion Drive, a signal that the brand sees enough demand here to expand rather than exit.
Summer Tenant Openings
This summer brought several tenants that were not at Coconut Point a year ago. Between June and July 2026, four new tenants opened: Kendra Scott, the jewelry chain known for pendant necklaces and huggie earrings; Brooks Brothers, the clothing retailer that traces back to 1818; Rowan, an ear-piercing studio staffed by licensed nurses; and LaserAway, a medspa offering hair removal, tattoo removal, and skin rejuvenation. Together, these openings add jewelry, apparel, ear-piercing, and medspa services to Coconut Point.
Alongside those openings, Starbucks reopened this summer following a full renovation, Estero Bay Olive Oil and Tea relocated to a larger, expanded space, and Toy World is set to move to a bigger location next month. Shake Shack has also signed and is expected to open next year, its first Coconut Point location.
Gulfshore Business quoted Julie Clark, the mall's director of marketing, describing the new Talbots space as offering "a more spacious, elevated shopping experience." The old storefront stays open to shoppers until the move is finished.
Recent changes also include tenants moving into larger spaces.
An Exterior Refresh Ahead of Coconut Point's 20th Anniversary
None of this is happening in a vacuum. Coconut Point opened in November 2006, which puts its 20th anniversary just three months from now. Last fall, Simon Property Group brought plans for a multi-year exterior refresh before Estero's Planning, Zoning and Design Board, aiming to modernize the property's look while keeping its Mediterranean-style architecture intact. The refresh is expected to roll out in two or three phases, with the first phase beginning sometime this year.
